What do I need to apply for the apartment?

You need to provide:

  • Your 2 most recent pay stubs, or a copy of previous year’s tax return
  • A valid State or Government issued photo ID
  • A valid Work Authorization Card if you are not a citizen or a permanent resident of the United States
  • $35 non refundable credit report fee per applicant
  • $100 deposit, which is refundable within 5 days if you change your mind, or if your application is not approved due to poor credit. If you are approved, the deposit is applied to your first month rent.

What is the maximum rent for which I could be approved?

Our RENT CALCULATOR is designed to give you an idea of the maximum monthly rent for which you could be approved. Applicants who successfully pass a credit screening can be approved for a monthly rental amount that equals up to 25% of their household’s income (after monthly debt payments). For example a family with a gross annual income of $60,000 can qualify for rent up to $1250 a month.

When can I move in?

Once you are approved, you can move into your new apartment. If you rent an apartment that the previous tenants haven’t yet vacated, you must allow 2 weeks for us to prepare and inspect apartment before you move in.

Where and when do I pick up my keys and lease?

Your keys can be picked up in the rental office on the day you decide to move in. A fully executed copy of your lease will be mailed to you within 10 days of moving into your apartment.

What if I want to have a roommate?

If there is more than one tenant (people that signed the lease) then one will be designated as the primary tenant. He/she will have the security deposit placed in their name and held in the account at our bank. All tenants are responsible for the lease, including but not limited to paying the rent.

Are Pets allowed?

Each community has a different policy regarding pets. Call the rental office for information.

Whom do I call regarding maintenance repairs or other problems?

We make every effort to see that your apartment is in top condition when you move in. If however your apartment requires repair or cleaning, your on-site manager will be happy to accommodate your needs.

What Utility companies do I have to notify?

Your lease will indicate which utilities are your responsibility. You must notify the appropriate companies at least one week prior to your move to insure that service is in place when you arrive. The rental agent can provide phone numbers to the local utility companies.

Do I need Renters Insurance?

While all landlords and property owners carry insurance on their properties, these policies cover the landlord's property - not yours. To protect yourself in the event of fire, flood, or theft, you should obtain an apartment renter's insurance policy from a reputable insurance company. These policies are the only way to ensure that your belongings are covered in the case of loss or damage.
